Hyatt Highlands Inn Timeshare Exchange

I just got confirmed for the best exchange ever out of the 50+ I’ve done. I deposited my 2009 Swallowtail at Sea Pines week 43 on Hilton Head, probably 10-12 months in advance. I started my search on Nov 9, 2009 exclusively for the Hyatt Highlands Inn.

I don’t remember how big of a span of time I requested, but I’m sure I told II that I’d take any week from Aug 2010 through Dec, and I’d accept a 1 bedroom.

On Jun 8, 2010 I was confirmed into a 1 bedroom ocean view for Thanksgiving 2010. (Sorry I couldn’t make the picture come out better)

What’s interesting is that my timeshare in Hilton Head is not even ranked as a Premier or Select Resort and although week 43 is Red, it is not prime Red week like the summer weeks are.

I’m confirmed to unit #405 which is an ocean view.  When I went to the Hyatt Hotel website and to rent that 1 bedroom during Thanksgiving would cost $4,683 plus tax.  Let’s call it $5000. I paid $4500 for that week 20 years ago.  This is timesharing at its best.

Which Exchange Company is Best to Use: RCI or II

Tuesday, July 14th, 2009

I was answering a question from a timeshare owner on another blog and decided to video it. I’ve been asked many times over my 20 years in timeshare which is a better exchange company, RCI or Interval International.  Check out a real life example in the video below.

Disney to Add 4 New Resorts

Tuesday, June 9th, 2009

Disney’s plans to open 4 new resorts this year constitute the most ambitious expansion yet for Disney Vacation Club, its 17-year-old time-share arm.

There will be three new Central Florida properties along with 50 new units that will open later this year at Disneyland in Anaheim, Calif.

Sales prices are starting at about $18,000, plus a monthly maintenance fee. It is the first time Disney has been selling interests in four time shares at once.

According to the Orlando Sentinel,

“Although the resorts are opening within 100 days of one another, each is unique:

•At Kidani Village, which will eventually have 340 units, walls are decorated with African proverbs and artifacts such as a Bamileke king’s belt and Cameroon royal drinking horns. Most rooms overlook a re-created savanna complete with giraffes, zebras, ostriches and other wildlife.

•The 60 Treehouse Villas stand on pedestals and stilts in a forested wetland. The octagonal suites replace earlier lodging originally built in 1975, and designers say the new units use 70 percent less impervious concrete.

•Bay Lake Tower rises 15 stories just outside the gates of the Magic Kingdom and is linked to Disney’s Contemporary Resort by a pedestrian bridge. The sales pitch centers around the views; the largest suites have windows two stories tall.

Disney is also building more time shares beyond Central Florida. In addition to the Villas at Disney’s Grand Californian Hotel & Spa, which are scheduled to open late this year, Disney this year began construction of an 830-room resort in Hawaii, in which more than half of the rooms will be time shares. That resort will open in 2011.

And earlier this month, Disney announced the purchase of 15 acres just outside Washington with plans to build a family resort. Although Disney has not released details, it is likely that project will also include Vacation Club villas.”

Interval International’s Short Stay Program

Monday, June 1st, 2009

Interval International just launched their ShortStay program for those of you wanting to stay in a timeshare for a period of less than a week’s time.  Here’s what I’ve found out about it so far from reading their FAQ section.

First, you must be a Gold Member to take advantage of the ShortStay program, which means you have to pay an extra $59 a year on top of your yearly dues of $89.  You also must pay the regular exchange fee for EACH ShortStay.   If you do 2 ShortStays that adds up to $337.  Add in a maintenance fee of about $700 and you’re at $1,337.  You might be better off renting a hotel room.

Interval International says the majority of  inventory will be within 30 days or less.  I did a quick check and, other than in Las Vegas, I found that to be true.  The inventory I did find wasn’t all that exciting.  The only thing in California was Palm Springs, hot, and very slim pickings in the Caribbean.  I found one 4 night stay in Lake Tahoe.

There was good availability in Virginia Beach, the mountains of North Carolina, Vail, Colorado and Park City, Utah.

II’s ShortStays can only be booked online and for 2-6 night stays.  Once booked you can’t cancel but you can pay for insurance of course and you can only reserve in the size unit you gave up or smaller.  I found more studio availability than anything else.  There was plenty of weekend availability when I checked.

Also, you can’t do a pending request so if you see something you like, grab it.

It will be interesting to see how well this works and if RCI follows suit for its weeks based owners.

Lawrence Welk’s Mountain Villas

Monday, April 13th, 2009

I just got back from a 3 day stay at Lawrence Welk’s Mountain Villas, the newest resort on their north San Diego property. This is one of the nicest timeshares in either RCI or II. Here’s II’s resort description:

“Nestled in the foothills of North San Diego, just a short drive from world-famous attractions and sunny beaches, Welk Resorts San Diego offers a panoramic 640-acre vacation playground with dozens of family-friendly activities right on-site. The newest of all of the Welk villa communities, Mountain Villas offers beautiful cabin-style villas set high up on the mountainside, with spectacular views of the sprawling fairways and natural open spaces for which Welk Resorts San Diego are renowned in Southern California.”

There are only about 43 villas open at this time with new phases planned, so it will be a very difficult exchange-especially anytime during the summer. Your best chances are any other time of the year. Make sure you maximize your exchange power and plan 9-12 months in advance.

All units are 2 bedroom lock-offs consisting of a large one bedroom villa that’s approximately 850 square feet and a one bedroom suite that is about 584 square feet. Each one bedroom sleeps 4. Here are some pictures of the Villa:

There are 3 different resorts on this property in Escondido.  You’d enjoy any one of them.  Those of you that want the newest Mountain Villas be sure to request code WMX in Interval International.  The other 2 resorts on this property are Villas on the Greens and the original Lawrence Welk Resort Villas.  You’ll find them in both RCI and Interval International.
